Buyers and sellers look you up before they call. A profile with three listings from last spring tells them you are busy elsewhere; a steady week of useful, local posts tells them you know the market and you answer messages. The ideas below are grouped by what each post is for, and each comes with a line you can adapt.

A note on fair housing

Describe the home, its features and its location; do not describe the people a home is "perfect for". Words that point at family status, religion, nationality or other protected characteristics can breach fair housing rules, even in a caption. When in doubt, check your brokerage's advertising guidelines.
